Located in North Scottsdale, Kierland Greens condos and town homes continue to remain a favorite for those looking to purchase (or lease) a personal residence, second home, or investment property in "The Valley of the Sun." Kierland Greens possesses an unbeatable location and proximity to Scottsdale's most highly desired attractions and amenities. Here's our top 7 reasons to consider purchasing or leasing a Scottsdale condo in Kierland Greens.

  1. Kierland Greens is less than a mile from Kierland Commons, which happens to be one of Arizona's trendiest and most popular outdoor shopping and dining destinations. At Kierland Commons you will find popular stores such as BCBG MAX AZRIA, Bebe, Charles David, Crate & Barrel, Ecco Shoes, Juicy Couture, Banana Republic and Cache. For those looking to sample some fine cuisine, restaurants such as Morton's Steak House, RA Sushi Bar and Grill, Zinc Bistro, North, The Cheesecake Factory, P.F. Chang's China Bistro, and Mastro's Ocean Club Fish House should not be missed. Kierland Commons also hosts a wide variety of holiday events for the whole family.
  2. Avid golfers, or those just looking for great views will take pleasure in knowing that Kierland Greens is a golf course subdivision that borders the Kierland Golf Club. Typically, several condos are available with views of the course, Kierland Commons, and the Kierland Westin. The Kierland Golf Club was established in 1996, and was designed by course architect Scott Miller. Players have the opportunity to enjoy 3 distinct 9-hole courses which include the Acacia, Ironwood and Mesquite.
  3. Kierland Greens is located just minutes from the Scottsdale Airpark, one of the areas primary sources for employment. By 2010, the airpark is forecast to boast over 25 million square feet of building space, housing 3,000 companies and 50,000 employees.
  4. Perspective home buyers and tenants have a large variety of unique floor plans from which to choose. Condos range from a 1 bedroom at approximately 1150 square feet, to a 3 bedroom with over 2,000 square feet of living space. One unique thing to note is that all units include attached garages. This is not typical for many condos in the Scottsdale area.
  5. For those looking for an investment opportunity, you would be hard pressed to do better than Kierland Greens. There are two ways to lease out these units. First, you can lease out the unit on an annual basis which will yield less money per month, but you will have the security of knowing how much cash will be coming in. The second, and in my opinion more popular option is to lease out the condo fully furnished. These units bring in top dollar during our peak winter months, and as an added benefit you can block out time for personal use between tenants. Personally, I've seen a few nice golf course units bring in as much as $5,000 per month, although these rental rates aren't typical.
  6. Although nearly all condo and town home complexes in Scottsdale are professionally managed, Kierland Greens is on a whole different level from what you generally find. From the moment you enter the gated community, you will notice the amount of care that goes into maintaining the lush green grass, abundance of flowers and other desert foliage. The community center which includes a pool, spa, fitness center and barbecue area was reconditioned in 2008 and is beautiful. There's even a full-time security guard that patrols the premises to maintain the integrity of the property.
  7. Scottsdale has not been immune to the nationwide housing market problems, and recently a few foreclosures have been popping up in Kierland Greens. At the present time, two foreclosures are readily available under $300,000 (both 2 bedroom / 2 bath units). These units represent price points that have not been seen in the complex since approximately 2004.
A couple of additional complexes in the area worth considering include Kierland Heritage and The Landmark Condominiums.
